Making the decision to live at Hidden Lakes is as easy as 1, 2, 3.

1. Select the lot you like best. Lots 1 through 12 are hillside lots meaning conventional basements and some economy in price. Lots 13 though 24 are lakeside lots making them perfect for walkout basements.

2. Next it's time to choose one of our three custom floor plans. They vary in size and design creating outstanding options. Each plan is viewable individually by selecting the links below.

3. Question number three to be answered in determining the contingent price of your new villa is: Do you want a partially finished or full finished basement in your new home?

Working with your Realtor, you can determine the contingent price of your villa.

If you are ready to move forward, your Emporia Realtor will help you fill out a Contingent Purchase Contract with Hidden Lakes LLC. Upon completion of the contract, you'll sign the document and attach a $10,000 Contingency Deposit. This agreement will specify the lot, floor plan and basement of your proposed new home and initiate a period of negotiation to establish the final price. For the price on the contingent contract Hidden Lakes LLC will agree to build the Villa you chose, on the lot you want and to the specification indicated.

This agreement is called a Contingent Purchase Contract. At this point, the contract is contingent on you and Hidden Lakes LLC's exclusive contractor, Mitchell-Markowitz, being able to negotiate a Final Agreement. When you and Mitchell-Markowitz arrive at and acknowledge a Final Agreement, a binding, legal contract will have been established. (If you and Mitchell-Markowitz cannot reach agreement, the Contingent Purchase Contract becomes null and void and your earnest money would be refunded in full.)
